Everyone's waiting for rates to fall. Here's what happens when they do: borrowing power goes up, buyers come back, and you're bidding against all of them at the same door.

National dwelling values were up 41% between January 2020 and March 2025. The buyers who waited for certainty paid for it.

The rate on your loan can change ten times. The price on your contract is written once.

Three reasons you're still looking for a home in Melbourne.

One — you're treating open homes as the strategy. By the time you're standing there on Saturday, so is everyone else.

Two — you're only looking at what's public. Public listings mean public competition, and competition only moves the price one way.

Three — you're negotiating against the selling agent. His job is to get the vendor the best price, not to get you the best deal. Every question you ask and every bit of info you give goes back to the other side of the table, usually without you realising it.

If that's been your last six months, you're not doing it wrong - you're only seeing part of the market. Builders and developers allocate stock before it ever reaches the portals. No listing, no open home, no auction. It's sold before most buyers know it existed.

That's the market we work in. We represent you, not the seller - we search, shortlist, negotiate and manage it through to settlement.

Nobody tells you that buying a house in Melbourne is mostly a scheduling problem.

Six Saturdays. Twenty inspections. A folder of price guides that turned out to be opening bids in disguise. And every single time, a room full of people who are lovely, and friendly, and standing directly between you and the thing you want.

Here's the bit worth sitting with: the competition isn't a sign you found a good property. It's just a sign you found a listed one. The two aren't the same thing.

Off-market, there's no room to read. You see it, you think about it properly, and the price is the price.
That's what we do.
