Great value for the location and land size compared to smaller villas and apartments getting sold at similar price points. 17 other offers put in with some people putting in multiple offers. We put one in and secured it, that was due to being prepared and having the confidence of data backing our offer.

Really liking what I’m seeing for Melbourne, the 800-1mil price bracket will be a really good place to start looking at this year. The affordable properties will be the most popular with interest rate rises as people’s borrowing capacity’s will start to cap out. Good time to get in at the start of the uptick cycle after a few years of laying dormant.

Well done Aussie government keep spending more than you’re earning and then blame it on everyone else and punish the everyday Aussie battlers trying to make a living. Unfortunately probably won’t be the last rate rise we see this year. On the positive it is a good time to get into the market, inflation drives valuable assets up and we have a massive shortfall on property supply. Opportunity opportunity!!!!

Bit of Wednesday wisdom with the good lighting. Get pre approval sorted before you go looking at houses. Agents 90% of the time won’t give your offer a 2nd look unless it’s sorted. Speak to a good broker to help get you on the right track and have yourself in a strong position when negotiating.

Wednesday wisdom. Timing the market is a trap, time in the market wins every time. No market is perfect no time is perfect, speed wins every time. Don’t wait for the governing bodies to make decisions, how often do they stick to what they say. Get your money sorted, see what your position is and make a decision.
