When we were appointed the manager of this townhouse estate, we quickly noticed the very unequal lot liabilities between owners. One owner was paying a nominal portion of the annual fees compared to the other owners. The only fix for this was to amend the plan of subdivision. There are two ways to do this: a VCAT order or a unanimous resolution. Unanimous resolutions are tricky, all owners need to agree in order to proceed. Every single owner.

In this scenario Kiana worked hard to get all owners together and on board to agree to the change, even the owner benefitting from this unequal distribution! As a result, the unanimous resolution was passed and the plan of subdivision was amended with no issues.

It's easy to assume that owners won't agree, but in our experience, people usually just want a fair outcome and to understand the decision they're making. Kiana put in the work to explain the implications and benefits, and she found that clear communication and a bit of persistence goes further than a lot of people think.

Instead of blindly accepting that council permits were required for replanting at our townhouse estate, Elise applied common sense and pushed back.
