Shout out to Adapt Risk Solutions and SES.

It’s been a busy few days making safe, collating the information and lodging the Insurance claims. These have included the loss of patios, fences down, glass panels in pools, glass pedestrian doors blown off the hinges and out of the frame.
We thank All the residents and in particular the council of owners for providing fast and detailed Feedback.

We will continue to follow up, but as the contractors do the quotes there will be some patience required by ALL as we await the approval to proceed

Don't panic!

While it looks incredibly daunting, navigating your Annual General Meeting (AGM) agenda is much easier when you know exactly what to track.

Here is your quick survival checklist:

📊 The Budget & Levies: Your budget determines exactly what your quarterly levies will be. If there is an increase, look closely at the overall cost of running your scheme to understand why.

🛠️ Reserve Fund & 10-Year Plan: Check if your Reserve Fund has sufficient capital to back your statutory 10 - year plan and execute upcoming Capital Works programs.

⚖️ Bylaws & Arrears: Look for any proposed changes to the bylaws for the year ahead. Additionally, review the balance sheet for special levies or outstanding arrears from other lot owners.

🗳️ The Proxy Form: If you cannot attend in person, filling out your proxy form is an absolute must. Out of respect for everyone's time, remember that an AGM cannot legally start without a quorum - which requires a 50% attendance rate either in person or by proxy!

Our experience tells us that flame trees at certain times of the years and box gutters are not friends. They require constant cleaning to prevent water ingress as a result of blocked gutters.

When we onboard a scheme, we talk about the three priorities the COO want us to focus on. So we can hit the ground running. This scheme is through priorities are.
