It's June, and your strata manager has just dropped a dense, 40 - page document right into your inbox.
Don't panic!
While it looks incredibly daunting, navigating your Annual General Meeting (AGM) agenda is much easier when you know exactly what to track.
Here is your quick survival checklist:
📊 The Budget & Levies: Your budget determines exactly what your quarterly levies will be. If there is an increase, look closely at the overall cost of running your scheme to understand why.
🛠️ Reserve Fund & 10-Year Plan: Check if your Reserve Fund has sufficient capital to back your statutory 10 - year plan and execute upcoming Capital Works programs.
⚖️ Bylaws & Arrears: Look for any proposed changes to the bylaws for the year ahead. Additionally, review the balance sheet for special levies or outstanding arrears from other lot owners.
🗳️ The Proxy Form: If you cannot attend in person, filling out your proxy form is an absolute must. Out of respect for everyone's time, remember that an AGM cannot legally start without a quorum - which requires a 50% attendance rate either in person or by proxy!
