Spotlight | Last chance to see Faces in the Crowd

This weekend is your last chance to catch Faces in the Crowd at the Gulgong Holtermann Museum before it closes on Saturday 31 October. Created by Sydney graphic designer and photographer Christopher Di**le, the exhibition uses photographic colourisation to draw attention to the people captured in the Holtermann Collection’s remarkable images of Gulgong and its surroundings during the 1872 gold rush.

Take a closer look at the faces behind the history and imagine the lives being lived in the streets of Gulgong more than 150 years ago. The exhibition is included with museum entry, so make a weekend visit and explore the museum’s wider collection while you’re there.

September was a fantastic month for our Property Management team, with some impressive results recognised across the national McGrath network.

With 44 Property Management teams across the McGrath network, we're incredibly proud to see our team achieving such strong results on the national stage.

A big congratulations to Hannah Clark, who ranked #9 Leasing Agent, and Luisa Vulagi-Piliae, who achieved #11 in New Business.

We're also thrilled to share that our combined leasing results across all McGrath Central Tablelands offices placed us #7 on the McGrath leaderboard!

Mackenzie Andriske | How we manage rural property campaigns
As a rural specialist, I work across many different types of rural properties, from agribusinesses to hobby farms and lifestyle estates.

One of my main responsibilities is managing the marketing campaign and making sure all the moving parts stay on track from launch through to sale.

No two properties are the same, so each campaign needs its own approach. That means making sure the marketing highlights what makes the property unique. A lot of my role happens behind the scenes. I’m coordinating with our wider team, managing buyer enquiries, and sharing buyer feedback with the agent and vendor.

When several people are involved in a campaign, good communication and organisation make a real difference. For me, a successful property sale is one where the seller feels informed, the team is working together, and the final outcome works well for both seller and buyer.

Thinking of selling a rural or lifestyle property? Call me on 0499 550 220 and I’ll be happy to talk through your plans.

Back in the spotlight with a new price. “Karline” is a purpose-built equine and large-animal veterinary facility on approximately 121 hectares (299.4 acres) of gently undulating, versatile country, right on the doorstep of Kandos.

Most recently home to Cudgegong Valley Veterinary Services, the property is set up for equine breeding, artificial insemination and embryo programs, with scope for livestock grazing and broader agricultural pursuits. Infrastructure includes thirty-one steel holding yards, six powered stables with water, a powered barn with kitchen, bathroom and office, two sets of steel livestock yards with a veterinary crush, and eight dams, three of them spring-fed.

There’s also a comfortable four-bedroom brick residence with a renovated kitchen, new flooring, carpet and fresh paint throughout, all about three hours from Sydney.

Scale, accessibility and specialised rural infrastructure, now at a new price.

Behind the lease | From a difficult tenancy to a fresh start

After a landlord experienced a challenging tenancy involving rental arrears, unauthorised occupants and significant repair costs, property manager Sophie Morris helped manage the situation through NCAT and the property’s recovery. What began as a difficult period also became the foundation for a much stronger landlord relationship, built through clear communication, sound decisions and consistent support.

Once the property was ready to return to market, Sophie secured a quality new tenant within 14 days. The tenancy has run smoothly ever since, with no arrears and a landlord who has confidence in the management of his investment.

For proactive property management support, call Sophie Morris on 0477 677 239.

Tale of the Sale | When timing matters as much as price

When the owners of a rural lifestyle property decided to downsize, Stewart focused on getting the property market-ready, setting a realistic price and making sure its strongest rural features were properly presented. The aim was to attract genuine buyers without letting the property sit too long on the market.

The right buyer came along, but their own sale needed to fall into place first. Stewart kept both sides moving with regular updates, clear options and careful coordination around timing. The result was a successful sale that allowed both buyer and seller to move confidently into their next chapter.

Community | The railway that Mudgee fought for 🚂

Mudgee Railway Station tells a story of a community determined to be connected. Local residents began campaigning for a railway in the 1860s and 1870s, forming the Mudgee Railway League and continuing to lobby until construction finally began. When the line officially opened on 11 September 1884, the occasion was celebrated with decorated trains, bands, a procession, an outdoor feast and a town ball. Heritage records describe it as one of the greatest days in Mudgee’s history.

For more than a century, the railway helped connect Mudgee with Sydney and the wider state, carrying passengers, produce and goods and supporting the region’s growth. Passenger rail services ceased in 1985 and today there is no passenger train service to Mudgee, with road coaches providing the public transport connection instead. The grand station designed by railway engineer John Whitton remains an important reminder of just how significant the railway once was to the town.
