If you’re new here, hi! We’re a team of 4 that just bought a 488m² warehouse 10 minutes from Noosa Beach and we’re turning it into 11 11 STUDIOS , a creative space and HQ for entrepreneurs and creators to build their brands in the most premium, aesthetic space on the Coast.

This lived on a vision board for years. Never in our wildest dreams did we think it would come together like this, or this soon.

So we’re documenting all of it. The build. The vision. The mess. What it actually takes.

The budget might have just made commercial property a lot more interesting for residential investors:

Two things change when negative gearing goes:
1. Your borrowing capacity on residential drops. Suddenly lease doc and low doc loans look attractive because the property's income matters more than yours.
2. The cashflow argument for commercial gets much stronger. Why accept 4% gross on a house when commercial is sitting at 5% net, without needing a tax loss to make it work?

I'm outside the warehouse we bought here in Noosaville. We're fitting it out right now. The numbers made sense before this budget, they make even more sense after it.
