Christmas is creeping up on us but its still a great time of year to list your property- Why?!
I have worked in this industry for over 15 years and people often ask me if they should 'hold off' and list their property until after Christmas and New Year however I firmly believe that this is a created thought that we are conditioned to think and that it is actually a great time to list.
LESS properties are listed at this time of the year because people have this notion, however that means LESS competition! Why list when there is a flood of properties on the market if we are all thinking the same?
People actually have time to browse the internet and look at properties while they are on holidays. Sometimes you may not even be thinking of buying until you have the time to relax, browse and find that perfect home. No one wants to rush purchase their biggest asset.
Its a great time to showcase your summer backyard! Australians are all about outdoor entertaining. Get the pool and spa sparkling, the outdoor furniture cleaned up or invest in some new pieces and set the table suitable for a big gathering. (Enjoy and use it after your home open, just add the champas!)..
It forces you to clean up your property in time for summer entertaining! We always get those little things done when we sell so why not enjoy having them actually done?!
Think positively! Yes, its a slightly deflated market but that doesn't mean no properties are selling. It just means it may (but not always) take a little longer. It means we have to work a little harder at ensuring every box is ticked.
