Perth’s housing shortage isn’t just about demand; it’s also about how quickly new homes can move through the approval process.

In a recent feature in The West Australian, Limnios Property Group Managing Director James Limnios raised concerns about lengthy development approval timeframes, increasing compliance requirements and the impact these delays can have on housing supply and project costs.

With Perth under pressure to deliver its share of the National Housing Accord target, James also outlined several measures he believes could help encourage more rental and infill housing, including reducing unnecessary development costs, reviewing planning processes and creating stronger incentives for property investors.

As Perth continues to face housing and rental pressure, the conversation around planning efficiency, development costs and housing supply is becoming increasingly important.

Perth’s property market is beginning to find a little more balance.

With 6,718 properties listed for sale at the end of July, buyers now have more choice and more time to make considered decisions. At the same time, selling periods have lengthened, with houses taking a median of 23 days to sell compared with just 13 days a year earlier.

Importantly, this shift does not mean the market has stalled. Prices have continued to rise, but the pace of growth is beginning to moderate.

For sellers, this means pricing, presentation, marketing and negotiation are becoming increasingly important.

For buyers, it means something that has been in short supply recently: more breathing room to compare properties, complete due diligence and negotiate.
