The rental yield is a useful indicator to investors, expressing the level of cash flow and from the investment property as a percentage. The higher the yield, the greater the return on investment.

It is calculated by finding the net income of the property (rent revenue - costs/expenses) and dividing that by the property’s capital value.

The average rental yield is dependent on the location and type of investment property. As a general rule, metropolitan areas (i.e. Gold Coast) attract rental yields ranging from 3-5%, whereas rural and regional areas can be 5% +.
