Is your property in alignment with market activity? 🤔📈

The Gold Coast rental market has continued to provide stability to investors with minor changes in activity. Here’s what the stats revealed:

👉🏼 Average Rental Price has increased by $10, suggesting further tightening of the market due to low rental property supply. Investors are also demanding higher rents as a result of interest rate surges.

👉🏼 Average Rental Return has decreased by 0.25%, reflecting growth stabilisation and slight market contraction over the past 12-months. 

👉🏼 Average Rental Yield has increased by 0.05, suggesting investors are experiencing greater cash flow and growth in their return on investment. More so, as sales growth decreases whilst net revenues of investment properties remain relatively stable, yields increase in proportion to property values.

👉🏼 Average 12-Month Growth Rate has decreased by 1.36% which is reflective of capital growth decline in the sales market. 

👉🏼 Vacancy Rate has increased by 0.07%, suggesting more properties available for lease and decreased tenant demand.

*Rental Population has remained the same.

What is a Rental Yield?
🤷🏻‍♀️💰🏡

The rental yield is a useful indicator to investors, expressing the level of cash flow and from the investment property as a percentage. The higher the yield, the greater the return on investment.

It is calculated by finding the net income of the property (rent revenue - costs/expenses) and dividing that by the property’s capital value.

The average rental yield is dependent on the location and type of investment property. As a general rule, metropolitan areas (i.e. Gold Coast) attract rental yields ranging from 3-5%, whereas rural and regional areas can be 5% +.

It is unfortunately a common landlord and property investor experience to witness a large variance between gross and net rental income. Here’s what could be the culprit:

👉🏼 exorbitant maintenance and repairs invoices

👉🏼 increases in insurance premiums

👉🏼 increases in body corporate and strata fees

👉🏼 increases in council rate charges

👉🏼 vacancy periods

OR…. the property is under rented and not receiving the appropriate rent given the conditions of the market. Irregardless, it is important to stay in clear and transparent communication with your manager and accountant. This ensures your rental return is capable of withstanding associated expenses!Also, shop for your most cost effective tradesmen, insurance as well as property management service!
