In case we haven’t (officially) met yet…

I'm Michelle (Mich) Schwab, a mortgage broker (although now known as Financial Adviser), multiple business owner/operator/entrepreneur, wife, and mum to our fur baby Floyd, former real estate agent and secretly ambitious. I'm a Tauranga girl who was lucky enough to spend the last 16 years calling the Sunshine Coast in Australia home. With a diverse backgro

und in entrepreneurship across various industries, I’ve always been drawn to property. It’s my true passion, and I find immense joy in helping owners maximise their property’s potential for wealth building. I also enjoy working with first home buyers, guiding them through the complex process of securing their dream home. Drawing from my real estate agent background, I offer a unique perspective that ensures a smooth buying process. Holding a keen interest in property all my life, having built, bought, and sold multiple properties of our own over the years, I always knew I’d end up in a profession relating to property; I feel it’s my destiny, my true passion, and as someone who enjoys networking, it is simply the best way to meet and engage with new people. Property holds significance for everyone, whether as a tenant aspiring to own, an owner, or an investor. Many are unaware of the valuable services an adviser like myself can offer, often mistakenly believing loyalty to their bank is the best route. I’d welcome the chance to meet over a cuppa for a casual chat about the current finance market. I’ll keep you updated on the latest trends and demonstrate how I can save you money by connecting you with the ideal lender for your needs

If you have a KiwiSaver account, this is your little reminder to check your contributions before 30 June.

The Government currently contributes up to $260.72 each year to eligible KiwiSaver members. But to receive the full amount, you need to contribute at least $1,042.86 before 30 June.

That’s essentially free money towards your future home, retirement, or long-term financial security.

A quick check now could make a real difference later.

✔️ Check your KiwiSaver balance
✔️ Review your contributions
✔️ Top up before 30 June if needed

Financial literacy is not always about massive changes. Sometimes it’s simply knowing what opportunities are available and making sure you do not miss them.

There is something really special about walking alongside clients beyond just the home loan.

Last week Trudie Rutherford TruBlue Risk Adviser and I visited our mutual clients Emma & Josh to celebrate a very important milestone, the arrival of their beautiful baby boy, Atlas.

I helped Emma & Josh into their first home, and Trudie made sure they had the right personal insurance protection in place to help safeguard their future. Seeing them now, settled into their home and growing their family, is exactly why having the right team around you matters so much.

Buying a home is not just about getting a mortgage approved. It is about building a life, protecting what matters most, and having trusted advisers beside you through all the bits in between.

I often say to my clients that I become your personal banker for the life of your loan, not just the transaction. This was a beautiful reminder of that.

Thank you Emma for the cuddles with Atlas, and for allowing us to be part of your journey.

The Reserve Bank has held the OCR at 2.25% today.

The key reason is rising global uncertainty, particularly the impact of the Middle East conflict on oil and gas supply, which as you know is already pushing fuel, transport, and food prices higher.

RBNZ expects inflation to lift to 4.2% in the June quarter, so today’s decision reflects a careful balance between keeping inflation under control and not slowing the economy unnecessarily.

For homeowners and buyers, this likely means interest rates may stay around current levels for a little longer.

If you’d like to review whether your home loan structure is still working for you in this environment, now is a smart time to check in.

Is your home loan still working for you?

Let me take a guess.

Your fixed rate has rolled off, repayments have changed, and life looks a little different than it did 2 or 3 years ago.

- Maybe the mortgage was simply “set and forget”.
- Maybe you’ve been meaning to review it for months.
- Maybe you’re quietly wondering if you’re paying more interest than you need to.
And the truth is, most people are.

What you need is not just a new rate.

You need a personalised review, a clear loan structure, and a strategic plan that aligns with your goals, your family, and the way you actually live.

The right structure can help reduce interest, improve cash flow, and potentially take years off your loan term.

This is where I come in.

I help families refinance with strategy, not guesswork, so your mortgage supports your future, not just your lender.

Call me for a no-obligation home loan review.

If your home has been quietly asking for a little love… this might be your moment.

You know the feeling.

The kitchen that no longer works.
The bathroom you have learned to tolerate.
The space that just does not reflect you anymore.

And you think… one day.

But what if that “one day” was actually now?

ANZ is currently offering a renovation top up of up to $50,000 at 2.5% fixed for 3 years.

A simple way to refresh your home, without putting pressure on your everyday cashflow.

This is not about overextending yourself.
It is about using the right structure, at the right time, to improve how you live and add value to your home.

If this has been sitting in the back of your mind, it might be worth a conversation.

Message me and I can show you what this could look like for you.

Are you a first home buyer? I can help you get that sorted with these simple steps...

Step One: Nail Your Deposit & Budget

When you’re buying your first home, getting your deposit sorted is the first big step. Here’s what you need to know:

- 20% deposit – This is the standard most lenders want to see.
- 5% deposit – If you qualify for a Kāinga Ora First Home Loan, you may be able to get started with as little as 5%.
- 10% deposit – Some lenders allow this, but Low Equity Margins (LEM) or Low Equity Premiums (LEP) will apply.

What’s a Low Equity Margin/Premium?
If your deposit is less than 20%, banks consider it higher risk. To cover that, they’ll either:
· Add a margin (extra % on your interest rate), or
· Charge an upfront fee (sometimes added to your loan).
Example: With a 10–15% deposit, you might pay around 0.75% extra on your interest rate. Some banks also charge a smaller upfront fee plus a reduced margin (e.g., 0.25%–0.45%).

Tip: A bigger deposit means fewer fees, a sharper interest rate, and lower repayments in the long run.

Follow along to make sure you catch the next step!

It was a privilege to help Mark into his very first home.

I assisted him every step of the way which included his preparation for the auctions which can be overwhelming for first home buyers.

Now that he is a homeowner (which usually means debt) we have plan on how to pay down the debt faster and become freehold quicker.

He’s on the property ladder and has a project that he is excited about and I was glad that I could be part of Marks journey.
