I’ve officially completed my Termidor HE Accreditation, adding another layer of knowledge and training to the termite management side of Admired Building & Pest Inspections.

The seller had a building report. No issues. ✅
We found this. 🚨
A client i had worked with before engaged me to do a second-opinion inspection on a property at Chapel Hill before he committed to the purchase. The seller had already provided a building report — all clear.

Starting inside, a stain on the toilet ceiling caught my eye. Moisture meter confirmed high readings. Something wasn't right above that ceiling.
Back outside, onto the roof — and there it was. A box gutter sump flashing lap, poorly installed, allowing water to track straight into the ceiling void every time it rains.
This wasn't in the other inspectors report. This client has used me before — he knew the value of a skilled set of eyes. Today that decision potentially saved him thousands in repairs on a property he would have accepted as defect-free.
A building report is only as good as the inspector who wrote it.
If you're buying property — don't gamble on the report the seller hands you. Engage your own inspector. Get a second opinion. Know what you're actually buying.

you have to be careful in roofs, there are intelligence adjuster around 🤣

You never know what you’re going to find during a roof void inspection… but I can tell you one thing — this lot definitely weren’t included in the building plans.

All jokes aside, this is exactly why we actually get into the areas most buyers never see. Roof voids, subfloors, moisture issues, pest activity, dodgy workmanship — the hidden stuff matters.

Buying a property? Don’t just hope it’s all good. Get it checked properly.

Not something you see every day! 👀

This beautifully renovated Queenslander in Newtown, Ipswich features a concealed doorway hidden within a built-in robe, leading to a ensuite bathroom and walk-in-wardrobe.

A very clever design feature and one of the coolest renovations I've seen during an inspection. 🔥

I expected insulation and roof framing... not this! 🐍

Found this large carpet python chilling on a ceiling joist during a building and pest inspection in Pullenvale. He seemed pretty relaxed near the roof vent until I arrived. I think we both got a fright when he started moving around! 😅

Small details can make a big difference.

This bedroom looked perfectly normal at first glance, but a quick laser measurement revealed the ceiling height was just under the minimum 2.4m requirement. It’s the sort of issue that can easily be overlooked during a casual inspection, yet it may have implications for compliance, valuation, renovations, or future resale.

Hidden moisture issues aren’t always visible to the naked eye 👀💧

During this inspection we identified elevated moisture readings adjoining the shower area using a thermal imaging camera and moisture meter testing.

Issues like this can sometimes indicate:🔍 Waterproofing failures🔍 Shower leaks🔍 Moisture ingress behind walls🔍 Potential long-term damage if left untreated
