As a lot owner, how can I participate in the management of my building?

Every Owners Corporation is managed by a Committee, and as a lot owner, you can play an active role by nominating to join the Committee.

If your nomination is successful, your duties will include:
🔹 Act honestly and in good faith, exercising due care and diligence
🔹 Report to the Owners Corporation at each Annual General Meeting
🔹 Avoid using your position to gain a personal advantage

Being involved helps you have a voice in decisions, understand finances and maintenance plans, and contribute to a stronger community.

What’s an AGM?

Every Owners Corporation in Victoria must hold an Annual General Meeting (AGM), it’s where important building decisions are made.

Here’s what happens at an AGM 👇

✅ Elect or confirm the Committee and Manager
✅ Approve the annual budget and levies
✅ Review insurance, maintenance and upcoming projects

3 Tips for a Smooth AGM:
1️⃣ Prepare in advance - Review your meeting notice, budget and reports so you can make informed decisions.
2️⃣ Nominate early - If you’d like to join the committee, submit your nomination before the meeting starts.
3️⃣ Ask questions - Your Owners Corporation Manager is there to help clarify financials, insurance and maintenance plans.
