1. What is your budget?

This seems obvious, but it's a deep dive. It's not just the purchase price; it's the full picture.

You need to account for all upfront costs and also be confident you can cover ongoing expenses (even during a vacancy period). Your budget will determine which markets are even a possibility for you, ruling out many right from the start.

2. How soon do you need to access the equity?

This critical question dictates your strategy. A market with explosive short-term growth might suit a different plan than one with slow, steady long-term growth.
