If you’re considering buying in an area, don’t only visit for the Saturday open for inspection. Take a walk through the local streets, visit the cafés, explore the parks and notice how the neighbourhood feels when you’re not rushing between properties.

A home might tick the boxes, but the surrounding lifestyle also needs to work for you.

Some of the most useful property research doesn’t feel like research at all.

A significant transparency change for Victorian buyers begins next week.

For auctions and fixed-date sales, the agreed reserve price must be published at least seven days before the sale. If the requirement is not met, the auction or fixed-date sale cannot proceed.

That gives buyers an important piece of information earlier in the campaign. But a reserve is still the vendor’s minimum on the day. It is not an independent valuation, a prediction of the final sale price or a reason to skip comparable-sales analysis.

You still need to understand the property’s value, complete your due diligence and set a walk-away price before competition begins.

Save this before your next Victorian auction and send it to someone currently searching.

Two weeks, two finalist emails… I could get used to this! 🥂

After sharing my REIV Achievement Award news last week, I’ve now been named a finalist in the 2026 P**A Awards. (Property Investment Professionals of Australia).

It was a genuine surprise and a very lovely way to finish the week. I’m proud to see Turley Property Advocates recognised again, and feeling extremely grateful to the clients and people who continue to support the business.

The P**A Awards are on 15 October, so apparently one awards-night outfit is no longer enough!

Purchased in Elwood 🏡

This one felt a little like coming home.
I used to live just around the corner and spent many years working as a sales agent in the area, so it was wonderful to be back in my old neighbourhood helping my clients secure their new home.

Their brief was clear: low-maintenance living, enough space for their family and a location where they could really enjoy the Elwood lifestyle. This property delivered on all three.

Yesterday, I had the privilege of sponsoring and attending the Big Heart Lunch.

It was an incredibly special event raising funds and awareness for families facing some of the most challenging times of their lives.

For me, this cause is deeply personal.

Many years ago, my son Max underwent multiple life-saving heart surgeries. During those long and uncertain days, we called the Koala Ward home. The support, care and compassion we received helped carry us through moments that felt impossible. They became our lifeline, helping us get through one day at a time.

What many people don’t realise is that congenital heart disease is the most common birth defect in Australia, affecting around 1 in every 100 babies born. That means approximately eight Australian families every single day receive a life-changing diagnosis.

Being in the room yesterday and hearing the stories of other families was a powerful reminder of just how important this work is. No family expects to find themselves in that situation, but when they do, having organisations like HeartKids by their side makes all the difference.

It was also such a pleasure to finally meet Sami, CEO of HeartKids, face to face. Thank you for your warmth, dedication and leadership, and to the entire HeartKids team for the extraordinary work you do every day supporting children and families navigating congenital and childhood-onset heart disease.
