Population data reveals movement between Victoria and Queensland's property markets

Today's Australian Bureau of Statistics population data brings an interesting shift: for the first time since COVID, Victoria recorded a net inflow of interstate migration on an annual basis. It's small, just 82 people, but it landed in the same quarter that Queensland's interstate migration hit its lowest level since 2015.

Oliver Hume Chief Economist Matthew Bell says affordability is likely playing a role, with SEQ's vacant land prices now sitting more than $100,000 above Greater Melbourne's, and Brisbane's median dwelling value having overtaken Melbourne's in recent years.

Nationally, population growth of 1.4% still outpaces the 0.6% average across other advanced economies, keeping pressure on housing demand even through the current downturn.

National developer HB Land will launch South Ripley this month, building on the success of two existing communities in the Ripley growth corridor and extending its investment in one of South East Queensland's fastest-growing residential areas.

Located close to Providence town centre, the project will deliver 372 homesites across eight stages, with a range of lot sizes and housing options for first home buyers, families, upgraders and other owner-occupiers.

General Manager Dan Ross said: "Bellevue selling out ahead of schedule and Sunnyvue recording 76 sales since April show the confidence buyers have in HB Land's projects in this corridor."

Most uncertain quarter for residential property in over two years.

That's how Chief Economist Matthew Bell described the June quarter. Rate hikes. Middle East conflict. Federal Budget changes to investor taxation. All in the same three months.

Our CEO Julian Coppini put it plainly: "The market is absorbing rate and budget shocks, not entering a fundamental downturn."

The Oliver Hume Land Index & Residential Outlook scores every state out of 10 on land sales, price growth and market conditions.

Just two of the five major markets are now operating above long-term trend, down from four as recently as December. SEQ was the only one to record an increase in its Index score this quarter.

Congratulations to The Land Monkeys, who raised a record breaking $567,891 for Variety - the Children's Charity Victoria.

Dusty tracks, swarms of march flies, 10 days from Halls Gap to Exmouth, none of it slowed the team down. Across the whole event, more than 70 cars took part, raising a combined $2,658,957 for Victorian kids.

The Reserve Bank of Australia (RBA) has held the cash rate at 4.35%, in line with the ~96% probability markets had priced in.

June inflation coming in below expectations gave the Reserve Bank of Australia room to pause, even with household spending holding up and unemployment still low.

Our Chief Economist Matthew Bell believes we may be at the peak of the rate cycle, with markets not expecting cuts before the second half of 2027.
On the ground: auction clearance rates hit an 11-week high this weekend and demand continues to outpace supply, even as the September quarter outlook remains soft.
