Victoriaās Rental Laws Are Changing, So Are You Ready?
There are important rental law changes coming into effect in Victoria from 13 October 2026, and both rental providers and property managers need to be prepared.
š” Rental Minimum Standards
Rental providers will need to keep records showing that their property met the required minimum standards when it was advertised or offered for rent.
While properties already need to meet minimum standards when advertised, the new requirement places greater emphasis on keeping evidence that demonstrates compliance.
That means having the right records and documentation in place before a property goes to market can become even more important.
š° Bond Claims
From the same date, rental providers will also need to notify renters before making a claim against the bond and provide evidence supporting the claim.
This makes thorough documentation especially important, including:
āļø Entry and exit condition reports
āļø Property photographs
āļø Invoices and receipts
āļø Maintenance and repair records
āļø Evidence supporting the condition of the property
Good documentation can make it much easier to demonstrate why a claim is being made and support a legitimate claim.
