The best charities don’t spend your donation. They multiply it.

Tonight alone, 398 people in 320 cars have raised $390,781 toward a $400,000 goal. Think about that. Roughly $300k per event has been turned into more than $24,000,000 of partnership capital, helping over 400 women by doing rental top ups and building 38 new homes.

I work in housing every day and I see how hard it is for people to get help. This charity doesn’t just hand out band-aids. Rent subsidies, crisis accommodation, and homes women can move into and stay in for good.

Imagine what they could do with more, as many stories tonight said they were one paycheck away from loosing their house.

Last year when I did this 16 of my friends told me they had lived in their car at some point.

Sixteen. People I know well. Not one had ever mentioned it before.

Nearly all of them were women with children.

I work in housing, so I am on the front line of this every day and I see how hard it is for people to get help. Right now I am dealing with people facing that same prospect.
So next month I am sleeping in my car for the Live Like Her Challenge.

One night, with a bed waiting for me the next day. That is not hardship. But it raises money for The Forgotten Women, who do the practical end of this work: rent subsidies before someone loses their home, crisis accommodation when it has already gone wrong, and their own developments where people move in permanently and get back on their feet.

Plenty of organisations manage the crisis. Very few build the way out of it.

Queensland median house prices fell $9,000 last quarter to $992,000.

Sunshine Coast median went up $20,000 and is now $1,320,000.

That is not a worse market. It is a normal one. Presentation and pricing matter again, which suits sellers who are willing to do the work. You also need an agent who has experienced selling during the GFC and knows how to sell in a market where properties didn’t “just sell themselves”. More importantly now, your agent can impact the result.

For two years sellers were hesitant to sell without somewhere to go. Now campaigns take a little longer, so you can sell first and then find the right place.

Prices still climbing. Pressure off.

For buyers:
If you have been priced out of the Sunshine Coast for the past few years, the last quarter is worth a look.
Prices here are still rising, up 1.54% for the quarter and 14.77% for the year. Nobody is calling this a downturn. But the pace has changed, and with it the experience of buying.

Practically, that means you can inspect twice. You can get a building and pest report before you commit. You can ask questions and get answers. None of that was realistic over the last few years.

You still need to meet the market. But you get to think about it first.

This week on the week that was things are a bit more serious, our property management team took the task of putting out fires a bit too literally!

First off, thankfully everyone was ok and safe.

Luckily the smoke alarms were serviced and up to date. If you are a landlord whinging about $150 year compliance,…then just don’t.

This serves a great warning and perhaps a discussion, we have seen more owners and residents putting smoke alarms in their garages for early warnings.

With modern home designs on narrow lots, if there is a fire in the garage at the front it makes it difficult to get past if the bedrooms are at the back of the house. Also with scooters, EV’s and power tools all kept in garages, for a few dollars, put a smoke alarm in.

Thankfully everyone is ok but the story could have been easily much worse. Well done to both Rene and Justine, their experience shining through coordinating trades to secure the property and reconnect power and handle the owners insurance claim.

Property management sounds easy….until it isn’t!!
