According to research from JLL, lifestyle hotels across Asia Pacific command an Average Daily Rate (ADR) premium of approximately 10–11% above the broader market average. More importantly, this premium has remained consistent year after year, highlighting a sustained willingness among travellers to pay more for experience-led accommodation.

As traveller preferences continue to evolve, lifestyle hospitality is becoming one of the most dynamic segments in the market. Driven by authenticity, sustainability, curated experiences, and personalised service, lifestyle hotels are establishing themselves as a growing force within Asia Pacific's hospitality landscape.

The market is changing, and so are the opportunities emerging within it.

As a brand rooted in fashion, lifestyle, and culture, ELLE is now reimagined into a hotel concept that feels both authentic and uniquely connected to its location. Rather than repeating a single global design, the approach is to distill ELLE’s core identity and reinterpret it for each destination.

In collaboration with Conran and Partners, the vision comes to life through a “glocal” concept, blending ELLE’s global recognition with the distinct character and expression of Bali.

Asia is creating affluent households faster than any other region in the world, with wealth projected to grow by approximately 8% annually through to 2030. This surge is reshaping travel behaviour across the region and creating a new generation of high-value travellers.

Today’s Asian traveller is looking for far more than a comfortable room. They are seeking design-led hotels, memorable dining experiences, integrated wellness offerings, and destinations that deliver experiences worth sharing.

As demand continues to evolve, the conversation is shifting. The question is no longer whether hospitality deserves attention, but rather which hotel concepts, locations, and markets are best positioned for long-term growth.

For years, residential property dominated investor portfolios. Today, investors across Asia Pacific are increasingly turning their attention to hotels.

Once considered a niche asset class, hospitality is now attracting growing interest from high-net-worth investors, family offices, and institutional capital across the region.

Why the shift?

• Hotel yields of 8% to 15% are significantly outperforming residential yields in many major Asian cities
• Hospitality assets have overtaken industrial and logistics property in high-net-worth transaction activity
• Asia's affluent population is growing at approximately 8% per year, faster than any other region in the world
• Lifestyle hotels are achieving room rates up to 11% above the broader market
• Hotel performance across Asia Pacific continues to strengthen, supported by resilient regional travel demand

As investors seek stronger income, greater diversification, and exposure to long-term tourism growth, hospitality is becoming increasingly difficult to ignore.

The question is no longer whether hotels deserve attention. It's whether you're paying attention yet.

Sustainability is no longer just a trend in hospitality, it’s becoming part of what modern luxury truly means.

At Locavore NXT, sustainability is part of the experience. Ingredients are sourced locally or grown on-site, while organic waste is turned into compost to nourish the same gardens that supply guests’ meals, creating a true full-circle dining journey.

This extraordinary philosophy is one of the many reasons The Wylder is thrilled to partner with Locavore NXT, ranked among Asia’s top restaurants. Together, we are bringing a dining experience shaped by creativity, sustainability, and local identity to The Wylder’s future rooftop restaurant.

Investment behaviour across Asia is evolving rapidly. A new generation of wealthy travellers, investors, and lifestyle spenders is reshaping where capital flows, and why.

In Singapore, higher barriers to residential property investment are already influencing investor behaviour. Following the doubling of stamp duty for foreign residential buyers, foreign purchases of private property reportedly declined by 59.2%, prompting many investors to look beyond traditional real estate and toward hospitality assets.

A similar trend is emerging in Hong Kong, where residential property yields are sitting at approximately 2–2.8% (USD terms), while mortgage costs range between 4.5–5.5%. As returns tighten, a growing pool of private capital is actively seeking alternative opportunities, including hotel investment.

So, what does this mean for the future of property and hospitality in Asia?
