“I think buyers, a lot of the time, are focused on product knowledge, so they’re focused on looking at the sorts of properties that are out there, the architecture, and they’re, they’re not as connected to market knowledge. Now, market knowledge, I think you can get out there and find out. Attending auctions. Seeing what bidding looks like. Seeing was bidding very, very strong or was bidding quite difficult. How many registrations are out there at auctions? You know, looking for things like how many people are at the open for inspections. And you know, I think that really helps you with understanding how aggressive you need to be in your strategy. Maybe at times, do you have a little bit of time on your side? So I think that’s really important.”

“ Obviously, I don’t have a crystal ball and nobody has a crystal ball, but if people are looking, getting into the market, I’d be looking at any way they can get into the market. Often I think people are too fixated on a particular suburb or a particular area, but once you’re in the market, it’s easier to then improve or accumulate your assets. They may think, oh, that they want to be perhaps in Mosman or some particular area because that’s where friends are or family is. But there’s no problem with buying in perhaps the Central Coast because there may be more growth, it may be more affordable. You’ve got the equity in that property, you can then springboard and buy another. I’ve seen people wait too long because they don’t like any of the properties that they’ve been looking at in the way that they’ve overanalyzed and the market’s got ahead of themselves.”

🎙 Award-winning auctioneer Clarence White on the advantages of an on-site auction or an in-room auction:

 “There’s something to be said for the emotional connection that you have to a house when you’re standing in it. So having the auction at the property, that certainly is the argument in favour of on-site auctions. You’ve got a captive audience that is there all exclusively for that one property as well, so that can be advantageous. In-room auctions offer different advantages. Certainly for real estate agents, there’s a scale element there, so being able to put all of their auctions together on a single night and have a focused time when buyers come to purchase those properties can be very useful from a time perspective. I think putting buyers collectively together in a room can create an environment that makes it feel easier or more conducive for buyers to feel less inhibited to bid. They’re seeing it happen on other properties. They’re seeing it done. I guess it builds a bit of momentum in that sense.”
