The recent Federal Budget announcements have introduced some of the most significant proposed property taxation reforms Australia has seen in decades.

The key proposed changes include:
• Restricting negative gearing benefits largely to newly constructed properties from 2027
• Removing many negative gearing benefits from newly purchased established dwellings
• Replacing the current 50% Capital Gains Tax discount structure for assets held longer than 12 months
• Moving toward an inflation indexed CGT model with a proposed minimum 30% tax rate on capital gains
• Increased Government focus on stimulating housing supply and accelerating new residential construction nationally

Importantly, the current 50% CGT discount allows investors to pay tax on only half of their capital gain after holding an asset for more than 12 months.

Under the proposed reforms, this flat 50% discount structure would be removed and replaced with a system where only gains above inflation are discounted, alongside a minimum 30% tax on capital gains.

What this signals very clearly is that Government policy is now strongly pushing toward increasing housing supply through:
• New home builds
• House and land developments
• Medium density projects
• Build to rent opportunities
• Infrastructure aligned residential growth corridors

We secured it off-market for our clients in May 2025 for $659,000, and it’s now sitting at approximately $741,000, reflecting over $80,000 in growth within 12 months.

It never hit the open market, there was no public campaign, and no competition driving the price beyond where it should be.

But when you break it down properly, the fundamentals were there, a 574m² block, a well-configured 3 bedroom home, and a market already showing consistent demand with strong growth and low vacancy rates.
