Most property investors think it’s growth OR yield.
It doesn’t have to be.

The smartest investors I’ve worked with do this:

They buy the right asset in the right location, then they manufacture the yield.
✅Cosmetic reno.
✅Second dwelling.

With the right approach, you can take a 3% yield property to 4.5% - 5%.

Same asset. Same street. Better return.

And because the fundamentals are right, the capital growth still does its job over 10 to 20 years.

Growth and yield. Not growth or yield.
