Downsizing is something many people think about for years before actually making the decision.

For many of my clients, the moment usually comes when their home no longer suits their lifestyle the way it once did.

Here are a few common signs it might be time to consider downsizing.

You’re no longer using most of the house
Many people find themselves living in just a few rooms while the rest of the house sits empty. A smaller home can often feel more comfortable and easier to manage.

Maintenance is becoming overwhelming

Relocating to a new area can be exciting, but it can also feel overwhelming, especially if you’re making the move after a major life change.

When clients are relocating, many focus on the property itself, but the suburb and lifestyle around it will shape your everyday life just as much.

Here are a few questions I always recommend asking before choosing where to buy:

How close do I want to be to family or support networks?
For many people, especially those downsizing or starting a new chapter after divorce or loss, being close to loved ones can make a huge difference to day-to-day life.

What does my everyday lifestyle look like?
Think about what matters most to you. Do you want to walk to cafés, enjoy quiet streets, be near the beach, or have parks and walking tracks nearby? The right suburb should support the lifestyle you want moving forward.

How easy is it to access essentials?
Access to shops, transport, medical centres and other services becomes incredibly important. Convenience can make daily life much easier, particularly when downsizing.

Will this location still suit me in 5–10 years?
It’s important to think beyond today. A home should continue to support your lifestyle and needs well into the future.

Do I feel safe and comfortable in the area?
Spend some time in the suburb before committing. Visit during different times of the day and get a feel for the community. Feeling comfortable where you live is just as important as loving the home itself.
