Wacky Wednesday.....

I'm often asked why someone would sell their property off market rather than list it publicly.

Came across this bathroom at an off market inspection recently.....that's one answer to the question.

Some properties are better handled quietly.

Always worth looking closely during inspections, not just glancing.

These tiles are a good example. The colour and pattern almost camouflage the damage until you actually stop and look, but underneath it tells a different story.

Damage like this, left unaddressed, points to significant waterproofing, ingress and concrete issues developing on this balcony, and likely others across the complex.

Worth remembering that a special levy rarely comes out of nowhere. Often there were signs like this well before it.

Thirty two degrees by 10am today. Felt like the middle of summer.

By 3pm it was down to 18 degrees, windy, and spitting rain.

That's a bit like the property market this year, actually. Started the year hot, plenty of confidence, buyers moving fast.

Then the headwinds rolled in. Global uncertainty, the federal budget, ongoing conflict overseas, inflation refusing to fully settle, and a run of interest rate rises.

All of it has cooled things down noticeably by the back end of the year.

Same sky, same day, completely different conditions a few hours apart. Not a bad way to think about where the market has landed too.

But the sun will come up again tomorrow.....

Saw this at an inspection yesterday. At first glance, this looked like a mirror above the entryway bench.

Turns out it is not a mirror at all. It is an opening straight through the cupboard into the kitchen bench on the other side.

Not something I have seen before, and not sure there is even a name for it. Clever piece of design though.

Felt like summer out there today, temperature hit 30 degrees during inspections.

It made sense then that this apartment complex had exactly what you'd want on a day like that. A beach style pool, multiple barbecues, plenty of space for families to relax and enjoy the warmer weather.

This is the sort of thing that adds real value to a strata complex. Facilities like this are often underused, but they are there to be enjoyed by anyone keen to make the most of what their fees are actually paying for.

Such a great day, settlement finalised, keys and flowers handed over, and time to properly celebrate with our clients.

These are the moments that make it all worthwhile. Seeing their genuine excitement and knowing the impact you have had helping them through such a major life step never gets old.

So great to have a team of trusted professionals around to support my clients, including Mortgage Choice Michael Siu, who secured their finance and was celebrating with us too.

Wacky Wednesday find this week.

Always worth having a good look around every part of a property during inspections. You never know what you might come across.

Found this little surprise buried away at the bottom of a backyard last week. It has clearly seen better days, but you can bet it has some stories to tell.

All the hard work, the inspections, the strategy, the negotiations, coming to fruition on settlement day.

Pre-settlement inspection today with my client. The last chance to make sure the property is in the same condition as when we agreed to purchase it.

This is a step I do every time, and today was a good example of why. A broken roller blind, items left in the attic, rubbish in the backyard, cardboard left onsite. None of it earth shattering or enough to delay settlement, but all annoying, and all carrying a small cost to sort out.

The solicitors will now work out an agreement between both parties ahead of settlement tomorrow.

This one was fairly minor thankfully, but it's always worth inspecting prior to settlement.
