Opened a gate at an inspection recently and found this directly on the other side.

A park, an oval, gum trees, open space, literally steps from the back of the property.

For families with kids this kind of direct access changes how a home actually lives. No loading kids into the car, no walking around the block. Just open the gate and go.

It is the sort of feature that does not always make the headline in the listing but is one of the first things you notice when you are standing there thinking about what daily life would actually look like.

Some things add value on paper. This one adds it in real life.

Inspected this master bedroom on Saturday and it received plenty of positive comments.

Generous size, wall to wall built in storage, timber accents, natural light pouring in from a large window with green outlook.

The dedicated makeup station tucked neatly into the joinery which is either a practical touch or a very deliberate selling strategy, possibly both.

Rooms like this do not need much selling, they tend to speak for themselves.

Five auctions today across multiple suburbs.....only one sold.

Two had no bids at all and two passed in. One vendor met the market and got a result.

The pattern keeps repeating. Buyers are out there but they are not willing to overpay and most are not in a rush. Vendors who accept that reality are getting deals done. Those who are not are watching their properties pass in week after week.

The opportunity for buyers right now is genuine. Less competition, more room to negotiate, prices that have softened from their peak.

But it only converts into a result when the seller is willing to have an honest conversation about where the market actually sits today.

Decent sized bedroom, good storage, well presented.....but no window.

There is a skylight in the corner doing its best to compensate and to be fair it brings in some natural light and a glimpse of sky. Whether that is enough depends entirely on the person sleeping in the room.

For some buyers that is a perfectly acceptable trade-off, particularly in an older home where the floorplan was never going to be perfect. For others a bedroom without a window is simply off the list regardless of everything else the property offers.

Is a skylight enough for you or is a window non negotiable?

Hard to complain about the office today.

Inspections across the city, clear winter sky, and enough ground to cover to keep things interesting. This is the part of the job that does not feel like work.

When Sydney turns it on it is a genuinely beautiful place to be out and about.

I have walked into a lot of buildings over the years.....but this was a first.

Most entrance foyers greet you with a concierge desk or a letterbox wall. This one greets you with two floodway warning signs and an evacuation plan.

To be fair, this information is important and I respect the transparency. But there is something about being warned of imminent flood risk before you have even checked the letterbox that gives you pause.

Worth a look at the flood overlay maps, and your risk appetite, before you fall in love with the apartment upstairs.

Inspecting multiple properties in a day means it is easy to move quickly and miss things.

This is exactly why slowing down and looking carefully at every room matters. The things that seem fine at a glance are not always fine on closer inspection.
I was speaking with a couple who had already been through this one and they had not noticed the issue.

Sometimes the simplest spaces are the most considered.

Crisp white walls, narrow entrance, black accents, a small canopy doing just enough to shelter the door. On its own it is clean and functional. Then someone added a couple of plants and a window box and the whole thing comes to life.

It is a good reminder that outdoor spaces do not need to be large to be well done. A bit of greenery, a consistent palette, and some attention to detail can make even the most modest entry feel like it belongs somewhere special.

First impressions matter. This one gets it right.

Not all apartment complexes are created equal.

This is the view from the front door of an apartment I saw recently. Every time the owner steps outside they are greeted by this, mature palms, tropical planting and a proper garden space rather than a concrete path to a car park.

It is easy to overlook common area landscaping when you are focused on the apartment itself. But you walk past it every single day and it quietly shapes how you feel about coming home.

The complexes that invest in genuine green space get something right that most internal renovations can't replicate.

Inspecting apartments in Parramatta today and came across this view from one of the upper floors.

Standing there I overheard two very different conversations happening at the same time. Some people genuinely excited about the height and the outlook. Others saying they would prefer something lower, more connected to the street.

It is one of those preferences that is completely personal.

Higher floors generally mean better views, more light, less street noise. They also mean you are further from the ground, lifts become part of daily life, and for some people the height itself is just not comfortable.

Lower floors suit buyers who want that connection to the outside, easier access, and often a slightly lower price point for the same building.

Both have genuine appeal depending on who you are.

Where do you land on this one? High floor with the view or lower and closer to the ground?
