📜 Parliament passed the Treasury Laws Amendment (Tax Reform No. 1) Bill on 25 to 26 June 2026. From 1 July 2027, negative gearing on homes bought after 12 May 2026 is limited to new builds, and the CGT discount is replaced with cost base indexation plus a 30% minimum tax.

Translation: the tax refund that used to soften a bad property decision isn’t showing up the way it used to. 💸
