How to choose a buyers’ agent - May 2024

Buyer’s agents are worth their weight in gold, especially in competitive property markets, so naturally demand for their services has risen sharply over the past few years. That growing demand has resulted in an influx of new players into the space, which is great to see. But it can make selecting...

Gold Coast Momentum Continues - May 2024

As we all know, the Pandemic of 2020/21 had a profound effect on the real estate market here in Australia. A refocusing on housing being the core to Australian lifestyle and a reconsideration of where people choose to live. As a result, over the past 3.5 years, one of the most profound effects has b...

Housing supply and the intervention of foreign investors - May 2024

The complex housing supply and affordability problem in this country requires a research-based, well-informed action plan. Recent ABS data revealed that in the 2023 calendar year we had the lowest level of housing commencements we have had in over a decade. In fact, new house commencements have been...

Your guide to Sydney’s best schools - April 2024

There are two things people of a certain age in Sydney love discussing at backyard barbeques and dinner parties more than any other topics. House prices and what school their kids go to. In fact, when you meet someone new, the first question you’ll often be asked is which high school you attended ...

How long it takes to buy a property - April 2024

It’s not a simple or swift process, even for seasoned buyers and regular investors. It’s tens, if not hundreds of hours of your time and a not-insignificant amount of money when buying building and pest reports of having a solicitor review contracts pre-auction. Surely there’s a better way?

Key considerations for multi-generational living - April 2024

And what might’ve been viewed by many back then as an absurd investment proposition – who the hell would want to buy three homes in one?! – was anything but. The family recently sold when the grandparents retreated to a beachside retirement village. It took one week, and they bagged multiple o...

Why price guides are an absolute joke - April 2024

There’s market momentum, where high demand and low supply results in homes selling for a healthy margin above the guide, and then there’s pure and simple underquoting. These real-life examples I’ve just offered are far from isolated incidents. I’m seeing it everywhere and the influx of frust...

Buying & Selling Interstate – and local property laws - March 2024

The Australian population is on the move, with more interstate transactions happening now than ever before. According to PEXA, the amount of simultaneous buy-and-sell transactions reached a record high in 2023 – and that trend is set to continue in 2024.

Our “appraise and negotiate” service gives the client control to choose properties they like at their own leisure, using our service to appraise and negotiate only once a property they like is identified. After liking our “appraise and negotiate” service, I was approached by a lovely former hashtag (Qld) resident. She worked in Melbourne and wanted me to help her buy her first property using the hashtag Government Homebuyer Fund. The client also had a little dog which was her treasure and there was a very heightened need to find a property with the required layout, in particular a large terrace connected to the bedroom and living area with lots of natural light. After inspecting numerous properties in Abbotsford, South Yarra, CBD and Docklands and being “pipped to the post” on a couple she finally found her dream apartment in Docklands. The 1-bedroom apartment located right in the heart on the 1st level of a “Boutique” development , came with dual access allowing her to exit from the apartment via the terrace stairwell to the street footpath and to the park opposite. The other exit via the front entrance door gave her access to the park behind the development via 3 security doors. The floor to ceiling windows throughout provided significant natural light. Also, being a corner apartment, I loved the window in the bathroom allowing natural light, something quite rare in apartment developments. The apartment was sold late last year and fortunately for my client it fell through when finance was not forthcoming. The property was listed for public auction in April but following lengthy negotiations, building inspections and offers and counteroffers both parties came together and agreed to a price and terms over a 45 day settlement. It wont be long now for this new Melbournite to enjoy her home and for her dog to enjoy the park views from the terrace.

Our “appraise and negotiate” service gives the client control to choose properties they like at their own leisure, using our service to appraise and negotiate only once a property they like is identified.

After liking our “appraise and negotiate” service, I was approached by a lovely former Mackay (Qld) resident. She worked in Melbourne and wanted me to help her buy her first property using the Victorian Government Homebuyer Fund.

Why Interest Rates Don’t Matter to Smart Buyers- March 2024

Is the Reserve Bank done with hiking the country’s official cash rate? Is the inflation war finally won? Or is there still too much uncertainty, leaving the door open to even more pain for mortgage-holders in the year ahead?

I was approached by a lovely South Australian family in late 2023 to help them bid at an auction, but this did not eventuate due to a failed building inspection report. Previously, the family had also visited Melbourne numerous times unsuccessfully including other failed building inspection reports. The family wanted to downsize and move to Melbourne for work and a changed lifestyle. In early 2024 the family again reached out to use our auction bidding service, but this time endured the frustration of being an auction “under-bidder”.

In mid February 2024, after recommending our “full service” offering and seeing the benefits, the family agreed to use Propertybuyer to accelerate the locating and purchasing of their new home.

Following a thorough client brief and preliminary reporting on the target market, we inspected over 20 properties and settled on this Macleod property inside a month via an EOI process and with the benefit of a 30 day settlement.

The 30 day settlement means that all the members of this SA family will become Melbournites in early April 2024 just in time for Easter!

You’ve heard me say this before: I often get asked by people, “Tass how do I buy property interstate without leaving my home?” Well this is how you do it!!

I was approached by a lovely South Australian family who wanted to downsize and move to Melbourne. Exasperated, after being an auction under-bidder and coming to Melbourne and dealing unsuccessfully with the buying process in 2023, they called me in February 2024 and agreed to our full service offering.

Following a thorough brief and preliminary reporting on the target market, we inspected over 20 properties and settled on this Macleod property within 30 days via an EOI process.

The 30 day settlement means this SA family will become Melbournites within 29 days!
