Two questions to ask every agent before signing — the ones most sellers never ask:

1️⃣ “What’s the lowest price you think my home will sell for?”
Watch them squirm.

2️⃣ “What will you do differently to every other agent I’ve interviewed?”
“We’ve got great marketing” isn’t an answer.

The agent who can answer both clearly and confidently is the one who’ll tell you the truth for the whole campaign.

The final 48 hours of a negotiation is where most agents leave money on the table.

An offer comes in. They get excited. They push you to sign. Deal done. Commission paid.

Here’s what should happen instead:

Every other interested buyer gets a call. Competition gets built. The original buyer finds out they’re not alone. Suddenly their best offer isn’t their best offer.

That’s not pressure. That’s process.
