🚨 Federal Budget 2026: Major Changes to Negative Gearing & Capital Gains Tax 🚨

The Federal Government has announced one of the biggest property tax reforms in decades. Key proposed changes include:

🏠 Negative gearing will only apply to NEW builds from 1 July 2027
📉 The current 50% Capital Gains Tax discount will be replaced with an inflation-indexed system
🔒 Existing property owners are “grandfathered” and won’t be affected if they already own or are under contract before 12 May 2026

The government says these changes aim to improve housing affordability and help first home buyers enter the market.

However, many property industry experts and organisations like REIWA have raised concerns that the reforms could reduce investor confidence, slow housing supply, and place further pressure on rental prices.

It will be interesting to see how these reforms impact the Perth property market over the coming years.
