Choosing a property manager? Don’t guess, investigate. Here are the 7 checks you should do before hiring an Property Advisor to protect your investment.
Interview multiple agents, compare answers, points of difference and value.
Check online reviews and recent rental listings, look for consistency and quality in marketing.
Go undercover at open homes, see how they present properties and interact with applicants.
Review their marketing materials, professional photos, virtual tours and detailed descriptions matter.
Check the NSW Fair Trading “name & shame” register, avoid agents with serious compliance issues and disciplinary action.
Be cautious of social media recommendations, recommendations, tags and flashy posts don’t always equal good property management.
Ask for references and recent performance data, average days on market, vacancy and arrears handling.

Because you dont want to leave your most valuable asset in the hands of someone else, by “Chance” or luck.

The BDM Summit ✨

What a day- sitting in a room of like minded individuals, wanting to “Level Up” and be better, do better and to deliver the best service to our clients.

Hermione and Sarah Thankyou. For advocating for our industry, for supporting us agents and wanting us to Level up, to be the best, to deliver the best. To break the stigma our industry faces that we are all the same. Thankyou for being the voice to stand up, to believe in us, to give us the space to believe in ourselves. We can do it, we DO, do it.

Tips I took away: Speak to be memorable. Be sticky.

Ask the right questions. Quality questions. Ask the why. Be the bridge.

Be consistent, keep showing up, be authentic, stand out from the crowd, but be consistent.

The value stack, how to showcase your value and articulate your value, what you can do in terms of wealth creation to your clients, when fee won’t even come into the equation.

Confidence, authentic, showing up, leveling up.

I left with a cup full.

I dug deep, I got real, I reflected, I brain stormed and a full notebook of things to implement next week.

I got to meet amazing people in person whose journey I follow online and connect with.

An incredible self development day! Can’t wait for next year event.

Self reflection! What I am proud of lately.

Achieving a medium of 7 days on market for the month of June is a huge achievement in a downturn market.

My clients trusting me with my marketing strategies and my local knowledge of the current market and being able to successfully lease properties fast and efficiently.

I got asked how do I handle maintenance requests?

While no maintenance is the same, some might be simple requests and some might be a little bit more complex requiring more attention to detail.

It’s important as a property manager to be educating your landlords and also your tenants and troubleshooting these maintenance requests.

Also being proactive and having educational conversations with your trades to understand the particular maintenance item, potential solutions and an estimated cost. By gathering this information you are equipped to have that conversation with the landlord and pre-empting their questions but also having the answers at the ready.

Remember your landlords have employed you to look after their investment and their asset and to be the expert.

Of course a little bit of common sense, some life experience, and skills will also help you with navigating these conversations.

How you market your property online is extremely important.

Tenants are acting with a buyers mindset currently, when they are looking to make a move, they are doing their research and comparing your property with what else is available along with the price, and making their own assumptions on value and worth.

Recent statistics from realestate.com have shown, that properties that have been marketed with, professional photos the use of floor plans and the use of videos, be that be a 360 virtual tour or a virtual walk-through video, receive more views on those properties than properties that do not offer floor plans and videos.

In an ever changing marketplace, to put your best foot forward to ensure you achieve maximum results with minimum vacancy periods, and attracting that quality tenant, it’s important to invest in a good marketing strategy to put you top of mind. And to accelerate you to achieving these goals.
