Fifteen years of Coastal Strata.

It began at home at a tiny desk, one report at a time. Kylie joined in 2014 and my dad, Howard, helped on the road from 2014 to 2016 back when inspections meant driving to Strata Managers offices in Nowra, Moss Vale, Wollongong and Carlton all in the same day.

Kelly and Suzie joined in 2020 and are still with us today. I am grateful for everyone who has been part of the team, past and present.

We moved into our first Wollongong office in 2019, expanded twice in 2020 and 2021, and moved into Niche Cowork in 2024.

More than fifteen thousand clients have trusted us with their property decisions and that support means everything.

Covid was the hardest period. Work dropped and uncertainty was constant. That pushed a full mindset shift.

We stopped limiting ourselves to Wollongong and began serving all of NSW. Online strata portals made that possible and kept the business moving forward.

AI became the next shift. I started learning it in 2021 and now it supports many of our internal systems so we can stay focused on being available for clients.

And the support from our referrers has been incredible. Agents, conveyancers, brokers, buyers agents and our wider professional network.

Ninety percent of our reports now come from existing referrers. Every relationship is appreciated.

Fifteen years has been a mix of early hustle, lean thinking, incremental improvement and finding a niche and owning it.

I BUILT A GPT ASSISTANT FOR OUR BUILDING

Not a generic chatbot.
A trained assistant that understands:
Key dates (insurance, meetings, levies, AFSS)
Key documents (plans, reports)
Our bylaws
Who the key contractors are
Bin collection schedules
Meter room access
Building classification
Building access protocols

AN INTERNAL EXPERIMENT WITH SURPRISING RESULTS

This started as a simple internal test, a proof of concept to see what a GPT assistant could do for our building.

What I found was remarkable.

The assistant recalls details, provides instant answers to queries, and offers deep insights.

It’s not about automation. It’s about enhancing accuracy, understanding and efficiency.

FROM CONCEPT TO OPERATION: THE ITERATIVE JOURNEY

This isn’t a “that could be cool.”

It’s a “get started and then continually iterate.”

I implemented it.

2024 has been a year of growth and change for Coastal Strata. We’ve seen a 25% increase in Vendor Strata Reports commissioned by agents, highlighting the growing value in facilitating a smoother sales process.

Strata levies have continued to rise, and we’ve also been following the ongoing developments around excessive strata fees, with more changes expected in early 2025.

On a personal note, we’ve had the privilege of working with over 1,600 clients across NSW. We also successfully moved our office to a new location in Warilla, where we’ve also launched Niche Cowork, a new coworking space for business and creative professionals in Warilla NSW.

Thanks to all for your support this year. We look forward to what 2025 will bring.
