🏠 Did you know that your rental could be an illegal rooming house?

This is something a lot of renters (and landlords!) in Victoria don't realise until it's too late — so worth a read! 👇
Under the Residential Tenancies Act 1997 (Vic), any property where 4 or more people rent individual rooms is legally classified as a rooming house — full stop.
It doesn't matter what the owner calls it, whether it's a "share house," a "boarding arrangement," or a "licence agreement." If 4+ people are paying to live there in separate rooms, the law applies automatically. There is no opt-out.

⚠️ Why does this matter to YOU as a renter?
If your landlord hasn't registered the property and met their legal obligations as a rooming house operator, you could be living in an illegal rooming house - and the consequences are serious:

🔥 Fire & safety standards may not be met - rooming houses have strict requirements around smoke alarms, exits, and room sizes for good reason.

📦 Your belongings may not be covered - if the property isn't properly registered and insured as a rooming house, standard landlord insurance is likely **void**. That means if something goes wrong, nobody's paying out.

😨 Your life could be at risk - an unregistered rooming house hasn't been inspected. That's not a technicality, that's a real danger.

✅ What should you do?

Ask your landlord if the property is registered as a rooming house with the Victorian Housing Register. You have every right to know - and every reason to ask.
