The budget changes are finally here… and despite the headlines, it’s not the apocalypse for property investors.
Here’s the quick breakdown:

• Existing investment properties are expected to be grandfathered, meaning current owners keep existing negative gearing rules.
• From July 2027, negative gearing on established properties will not exist, (under this government) with incentives pushed toward new builds instead.
• The 50% CGT discount is set to change to an inflation-indexed model, meaning you’ll only pay tax on the ā€œrealā€ gain above inflation. Which in a high inflation environment. It’s a net neutral change.
• Trusts face a new minimum 30% tax on distributions from 2028.
• SMSFs… nil change šŸš€ Discretionary trust for farmers, nil change šŸš€

The reality?
This won’t stop quality investors. It’ll mainly stop people buying rubbish assets purely for a tax deduction.
Remember you won’t have to worry about a capital gains discount if you buy some s**t house and land package, as you only pay tax on a gain…

Good investing has never been about chasing tax breaks.
It’s about buying quality assets, in quality locations, with strong long-term fundamentals.

If your strategy only worked because of negative gearing… it probably wasn’t a very good strategy to begin with. šŸ˜‚

I’m still not sure how any of this meaningfully helps home buyers?
If affordability is the goal, Where’s the infrastructure? Where’s the planning reform?Where’s the reduction in construction costs?
