Lease renewals are the perfect time to plan ahead for potential vacancies. When reviewed early, we have more time to discuss options, market the property properly, and reduce downtime between tenancies.

In a break lease, up to 4 weeks rent may be recoverable if there are genuine attempts to re-let the property — another reason it pays to act quickly.

Healthy communication is crucial to a positive tenancy experience for both tenants and landlords.

Frustrations can arise from time to time, however the most productive approach is to focus on resolving the issue rather than assigning blame.

Where possible, communicate important matters in writing so there is a clear record of what has been discussed. A phone call can always follow for peace of mind.

Communication should be a two-way street. Tenants and landlords should feel comfortable raising concerns, and your property manager should listen, communicate openly, and address matters appropriately.

Respect and patience help create faster solutions and a better experience for all parties.
