No matter what your thoughts on the newly announced budget, if you are looking at buying or selling it is important to be aware of the changes.

Capital Gains Tax (CGT) Reform – From 1 July 2027
The Government has proposed replacing the current 50% CGT discount on assets held over
12 months for individuals and trusts with:
• indexed cost bases (inflation adjustment), and
• a minimum 30% tax rate on capital gains.
The changes are proposed to apply to:
• individuals
• trusts
• partnerships
• all CGT assets, including pre-CGT assets.
Importantly:
• Pre 85 assets will be included for all gains after 1 July 2027
• gains accrued before 1 July 2027 will still receive current CGT treatment
• superannuation funds, including SMSFs, are exempt from these changes
• the existing one-third CGT discount for super funds is expected to continue.
• As are recipients of government income support payments. E.g. Age pension

Negative Gearing Changes – From 1 July 2027
Under the proposed reforms:
• negative gearing on established residential property will cease, deductions for losses
will generally only offset residential property income or future property gains
• newly built residential properties will remain eligible for full negative gearing
benefits.
Properties purchased before Budget night (12 May 2026) are proposed to be fully
grandfathered.

If you are buying or selling property that is not your main residence, it is recommended that you obtain the advice of your Accountant or Financial Planner.

Check if you qualify for the main residence exemption and whether your home is considered a dwelling.

From the 1st July 2026 all Conveyancers and Lawyers will have an AML/CTF Obligation. (Anti-Money Laundering & Counter -Terrorism Financing). We will now have new obligations designed to detect and deter financial crime.

This means, that before any work can be completed on your behalf we must complete a Verification of Identity and AML/CTF documents. This can all be completed electronically and for most people, should not take more than 5-10 minutes.

It is important to be aware of this requirement so that you can complete this as well as get your documents reviewed or drafted in a timely manner.

What is AML/CTF?
Australia has introduced new Anti Money Laundering & Counter-Terrorism Financing (AML/CTF) reforms known as Tranche 2 to strengthen protections against financial crime.�

These reforms extend AML/CTF obligations to industries such as lawyers, conveyancers, real estate and accountants. The goal is to close regulatory gaps, align with global standards, and better prevent money laundering and terrorism financing across Australia.

Why you’re being asked for personal information
As part of the new laws, businesses must verify their client’s identity before providing certain services. This includes collecting information such as:

• Verification of identity
• Address details
• Company ownership or beneficial ownership information, if relevant
• Trust information

These checks help ensure that services aren't misused for illegal activities. The verification process is a standard legal requirement, not a reflection on you or your transaction.

How will your information be used?
Your information will only be used to meet legal AML/CTF requirements, which may include:

• Verifying your identity
• Conducting due diligence
• Supporting ongoing compliance and monitoring obligations�

Your data will not be used for marketing, sold, or shared beyond what the law requires for AML/CTF compliance.

How long your information will be stored
Under AML/CTF legislation, businesses must securely retain identification and verification records for 7 years.

I will be using InfoTrack, to complete my verification of identities and AML/CTF obligations, they will store this information for me, with its secure, ISO‑certified platform for the full retention period, after which it is safely deleted in accordance with regulatory requirements.

It has officially been six months since I started my own business. What an amazing 6 months it has been. Anyone who has started their own business will know the anxiety you feel taking the leap and hoping you will do well and be able to pay your bills.
The last six months has been amazing. Not only am I working hard, and getting to spend precious time with my family, I have met some wonderful people.
I am blown away by the support everyone has given me to make this happen.
Thank you to my family for putting up with the clicking of the keyboard in the early hours of the morning and late hours of night. Being there when I need to bounce something off someone because working for yourself with no one else around, means you have no choice but to listen to me. Your tolerance, support and understanding means the world to me.
