CWT Real Estate is looking for an experienced and highly skilled Architectural Consultant / Senior Architect to join our dynamic team. The selected candidate will be responsible for architectural planning, design development, RAJUK approvals, construction coordination, and providing technical guidance throughout project ex*****on.

- Bachelor of Architecture (B.Arch) from an IAB-accredited university
- Must have full membership of the Institute of Architects Bangladesh (IAB)

- Minimum 6โ8 years of relevant professional experience
- Candidates with experience in the real estate sector, residential apartment projects, and RAJUK submission and approval processes will receive preference

The candidate must have:
- Sound knowledge of RAJUK rules and regulations and the ability to apply them in architectural design, submission, and approval processes
- Strong expertise in residential building planning, space planning, functional design, and the preparation of efficient and practical layouts

- Latest Detailed Area Plan (DAP) guidelines
- Bangladesh National Building Code (BNBC)
- Dhaka Imarat Nirman Bidhimala
- FAR calculations
- Setback regulations
- Parking requirements
- Open-space calculations
- Development control regulations
- Practical knowledge of building construction methods, construction sequencing, structural integrity, safety requirements, and site implementation
- Strong problem-solving abilities and the capacity to develop practical, economical, and aesthetically appropriate design solutions
- Excellent communication, coordination, leadership, teamwork, accountability, and time-management skills
- A positive attitude toward continuous learning and professional development

- Applicants must be proficient in:
- AutoCAD
- Rhino and/or SketchUp
- 3ds Max
- Lumion, Enscape, V-Ray, D5 Render, or similar rendering software
- Microsoft Word, Excel, and PowerPoint
- Other relevant architectural design and presentation software

- Develop architectural concepts, design proposals, and professional architectural drawings
- Prepare:
- Conceptual designs
- Space plans
- Working drawings
- Submission drawings
- RAJUK approval drawings
- Construction details
- Presentation drawings and 3D visualisations
- Review and approve architectural drawings, specifications, and design documentation
- Ensure that all designs comply with RAJUK regulations, DAP guidelines, BNBC, Dhaka Imarat Nirman Bidhimala, and other applicable regulations
- Calculate FAR, setbacks, parking requirements, open spaces, and other development-control parameters
- Assist management with project planning, budgeting, scheduling, and the establishment of project milestones
- Ensure that designs follow appropriate construction sequences and maintain structural integrity, functionality, and safety
- Coordinate effectively with structural, MEP, electrical, plumbing, fire-safety, construction engineers, consultants, contractors, and project managers
- Attend client meetings, understand project requirements, present design proposals, and provide professional advice regarding functional and aesthetic choices
- Conduct regular or weekly site visits to monitor implementation and ensure compliance with approved designs
- Identify and resolve construction-related design issues and provide technical support during project ex*****on
- Guide and supervise junior or less-experienced architects
- Collaborate closely with internal design, engineering, construction, and management teams
- Maintain up-to-date knowledge of architectural trends, technologies, construction materials, industry standards, and best practices
- Provide daily and/or weekly progress reports to the Managing Director
- Undertake any additional responsibilities assigned by management
