For this edition of the ION Investors Night, we took over the newly refurbished Wintercircus, where over 130 attendees learned more about this interesting topic and how to propel their business upward. Subject-matter experts Willem from Ledoux & Mortelmans and our own team member Delphine presented strong insights on wisely investing with one's company.

Le Central in Mons goes out with a bang! πŸ’₯ All of the 86 rooms of the student residence have officially been sold. For this project, we partnered with the University of UMons, securing a long-term lease that guarantees rental income for 27 years. This partnership ensures a stable and worry-free supplementary income for student room owners.

Students on the other hand benefit from a residence at a premium location next to the architecturally impressive railway station designed by -calatrava-llc. Pleasant common areas such as communal kitchens on each floor, a garden and terrace, a study room and a large rooftop on the sixth floor with panoramic views over the city, offer students a place where it's nice to study and live. A concierge taking care of the residence ensure that also students have nothing to worry about. πŸ‘πŸ› οΈπŸ”‘

INVESTING WITH ADDED VALUE FOR PEOPLE AND SOCIETY πŸ€πŸ‘©β€πŸ‘©β€πŸ‘§β€πŸ‘¦

Recently, we launched ZUUD: an unique investment project in the South of West-Flanders, next to Kortrijk, that has all the assets to create value for both residents and owner-investors. With 16 studios and 8 living units designed for adults with disabilities, ZUUD encompasses a unique collaboration with nonprofit organisation Ubuntu, who pushes the standards for vulnerable people and families. By investing in qualitative care units on the private market and renting these, Ubuntu offers people with a disability their own valued place in society.

As for investors, the advantages of ZUUD are multifold. Socially responsible investing comes with 27 years of rental guarantee. Investors sign up for security, regardless of vacancy of the living unit or studio. Added to that, exceptional tax benefits apply to the purchase of an unit.

'Should I buy investment property through personal ownership, or through my company?' A question we are often asked. The figures don’t lie: more and more Belgians are storing earned income in companies. According to Fednot, over 40.000 new companies were established between May 2022 and April 2023, a 2,7% increase from the previous year.

Recently, we hosted another edition of the ION Investors Night at De Hoorn in Leuven. During the event, experts Willem De Bock from Doux en Mortelmans and our in-house Head of Structuring & Tax, Delphine Vanassche, discussed insightful topics such as the tax benefits of investing company cash, patrimony companies, the use of Individual Pension Commitments for real estate, and property leasing. The evening concluded with a networking session and a tasty walking dinner.
