Ontario Homebuyers: Hidden Closing Costs Add Thousands
When you're thinking of buying a home in Ontario, there are some costs that can sneak up on you—beyond that down payment everyone talks about. I always tell my clients: be ready for a quick deposit once your offer’s accepted, and remember the land transfer tax you’ll need to pay on closing. If your down payment is under about 20%, there’s also mortgage insurance to factor in.

The minimum required down payment depends on the price of the home, so it’s not always straightforward. That’s why I encourage everyone to get their mortgage pre-approval sorted before they start hunting for homes. It’s one less thing to worry about when you find the place you love.

And don’t forget the legal side—Ontario requires a real estate lawyer, and closing costs can include things like adjustments for prepaid condo fees, property taxes, or even heating fuel the seller has already paid for. In Toronto, you might budget around $2,000 for legal fees alone.

If you’re a first-time buyer, there’s good news: you may qualify for land transfer tax or Toronto tax relief, plus an HST rebate on new builds through late Q1 2027.
