Ottawa announced boldest mortgage reforms in decades
to unlock homeownership for more Canadians
VERY IMPORTANT: the new rules will be effective starting December 15. If you are currently pre-approved for a mortgage or want to take advantage of these new parameters, you will have to re-qualify at that date or later.

Is Market Seasonality Back?

Since the Spring of 2020, Seasonality in Real Estate Was Practically Inexistent

You certainly have noticed a lot more lawn signs in the past few months and they are staying there for quite a bit of time before seeing a "Sold" added to them.

This is a much more "prudent market"; buyers are very cautious and conscious of potential pitfalls and are asking for guidance more than ever.

Sellers' expectations are in some cases still unrealistically very high. Homes that are priced adequately are selling for more money and faster than either; over pricing them (and sitting on the market and going through multiple price improvements) or; drastically underpricing them in hope of a bidding war. Both of these strategies are currently failing.

Sometimes we may be in a situation where the market is more forgiving for starting off on the wrong foot, however this time a deficient course of action will add several days to your time on the market, causing frustration and potentially interfere with your next steps.

Several major Canadian real estate markets have experienced price increases exceeding 4% from January, and when compared to last year, the price gains are even greater. With benchmark prices outpacing those of 2023 in many markets, is this year’s spring market an improvement from last year?
To find out where home prices are increasing the most, Zoocasa analyzed benchmark price data for 21 major markets across Canada and compared how prices have changed over the past year. Benchmark price data was sourced from the Canadian Real Estate Association.
