Renting isn’t bad. And buying isn’t always the right move.

But when you compare the two, don’t just compare the monthly payment.

Here’s the math behind this Bowmanville example:

🏠 Buying: $742,500 home
• 20% down ($148,500)
• $594,000 mortgage
• 25-year amortization
• 4.29% interest*
• Approx. $372K in total interest
• At 2% annual appreciation, the home would be worth approx. $1.22M after 25 years

🔑 Renting: $2,850/month
• Over 25 years = $855,000 in rent
• And that assumes the rent never increases

Of course, this isn’t the entire financial picture. Homeowners have property taxes, maintenance, insurance and transaction costs. Renters can invest their down payment and potentially invest the difference in monthly costs.

*For illustration, the mortgage calculation assumes the 4.29% rate remains constant for the full 25 years. Actual mortgage rates change at renewal. Home appreciation is not guaranteed.

The point?

Don’t just compare what it costs you today. Compare where each option could leave you 25 years from now.
