Let's say you're waiting for prices to drop another 5% before buying.

Meanwhile:
→ You're paying rent
→ You're not building equity
→ You're missing appreciation
→ Interest rates might climb

Example: On a $600K Hamilton home, waiting 12 months costs you roughly $24K in rent, plus any appreciation. If the market goes up even 3%, you've lost $18K in equity gains.

That's $42K to save $30K on purchase price.

Sales slowed again in December, and 2025 officially closed as one of the quietest years the Hamilton market has seen in over a decade.

With 5,615 total sales — the lowest since 2010 — fewer buyers were making moves, while new listings continued to come to market. That imbalance kept inventory elevated and months of supply above five months for much of the fall.

When supply outpaces demand, prices naturally soften. The average benchmark price in 2025 settled at $718,708, about five per cent lower than last year — bringing values closer to 2021 levels. Apartment-style homes saw the largest adjustment, while detached, semi-detached, and row homes experienced more modest declines.

What this means depends on your position. Buyers have more choice, more time, and stronger negotiating power. Sellers need thoughtful pricing and a clear strategy to stand out. Different home types — and different neighbourhoods — are responding differently, which makes local insight more important than ever.
