📊 CALGARY & AIRDRIE MARKET UPDATE — JULY 2026 🏡
July feels a little more measured than frantic.
Calgary recorded 1,904 sales, down 9.2% year over year, while the benchmark price eased 2.0% to $569,200. Months of supply increased to 3.48, giving buyers a little more breathing room.
In Airdrie, the benchmark price was $513,300, down 3.9% year over year, with 3.79 months of supply.
🔑 What does this mean for you?
For buyers, a more measured market can mean more opportunity to focus on affordability, value, and finding the right property without feeling rushed.
For sellers, changing conditions don’t mean sitting on the sidelines. They mean pricing, presentation, marketing, and negotiation matter even more when the goal is maximizing your return.
And remember—a city-wide statistic only tells part of the story. Your neighbourhood, property type, and price range can look very different.
