Hello friends!!

✨I am super grateful to be in a position where I am able to help out others this year for Christmas.

We know it’s been tough for so many local households. A few colleagues and myself will be adopting a number of families (8 or more) and providing groceries for a Christmas dinner as well as some gifts! 🎁 🍗

Each dinner will include a protein, veggies, potatoes, stuffing, and pasta.

To enter, please message me your name or nominate a household in need and we will draw as many families as we can at 5pm on Sunday, November 26th.

If your (or your nominees) name gets pulled, I will then be in touch for details about the family, like ages and interests for the gifts, as well as address and schedule for delivery☺️

It's FREE to use a real estate agent on the planning and purchase of your new house! They will guide you in pricing, floor plans and important upgrades. I work with my clients every step of the way to ensure they completely understand the process.

The home builders’ sales representative work for the builder and not for you. Having your own agent there with you is a good way to look out for your best interests and help you make the most informed decisions.

Realtors® make the process less overwhelming and can negotiate on your behalf! They'll make sure you don't fall for any sales pitches that seem too good to be true and that you're not over spending where you don't need to!

* If you decide to work with an agent, make sure they are there with you on your initial visit! If you go preview homes without your Realtor®, the builder will not let them get involved once you have already registered!! *

🏡 HOW MUCH DO I HAVE TO PUT AS A DOWNPAYMENT? 💰

Some common myths about down payments:

1. You HAVE to put 20% down. This is not true whether you are a first time home buyer or have bought multiple properties, you can still put 5% down, as long as it's your primary residence and under $500,000. The only disadvantage to this method is you will have to pay CMHC which is insurance on the mortgage. But in a 🔥 market like this that extra cost per month is nothing compared to the amount of equity you will be riding when you purchase! 💵 In some neighbourhoods we are seeing house prices rise by $5,000-$7,000 a month 💥

2. There is a minimum/maximum income qualifying amount to put 5% down. This is not true. You could make $1M a year and still put 5% down on a property.

3. You can’t take out a loan for your down payment. This is false. You can actually use your RRSP’s as your down payment. If you don’t have any money in your RRSP’s you can take out a certified loan from your bank, put it in your RRSP and in 90 days you can take out that money (up to $35,000) and use it for a down payment on a house 🏠 You have 15 years to pay that back!
