Things buyers need to stop doing 🚫
After helping buyers for over a decade, I’ve noticed the same mistakes come up again and again. Most of them don’t just delay the process—they can end up costing people money or causing them to miss out on great opportunities.
🏦 1. Waiting for 3% interest rates.
Those historically low rates were an unusual moment in time. If rates eventually come down, you may be able to refinance. But if home prices continue to rise, you can’t go back and buy at yesterday’s price.
💰 2. Looking at homes before knowing your budget.
Getting pre-approved first gives you confidence, saves time, and helps you shop within a realistic price range.
🛋️ 3. Falling in love with the staging.
Beautiful furniture and décor are meant to create an emotional connection. Focus on the home’s layout, location, condition, and long-term potential—not the throw pillows.
📊 4. Treating online home estimates like they’re always right.
Online estimates are a starting point, not an appraisal. They can’t account for renovations, maintenance, floor plan, views, or the many details that influence a home’s true market value.
📉 5. Waiting for prices to crash.
Trying to time the market is incredibly difficult. The better question is: Are you financially ready to buy? If the answer is yes, that matters more than trying to predict the perfect moment.
Buying a home is one of the biggest financial decisions you’ll ever make. The goal isn’t to find the “perfect” market—it’s to make a smart decision based on your own goals and circumstances.
