Canada Buyers See a Small Window
As someone who specializes in Alberta residential real estate, I’m hearing more buyers talk about that 'small window' of opportunity in today’s market. Nearly half of Canadians planning to purchase in the next two years feel that now is the right time—despite about three-quarters expressing caution due to economic uncertainty. Affordability is a major motivator: around six in ten buyers expect lower prices to help them move forward, and just over half believe current interest rates support making a decision sooner rather than later. Many share the belief that this window could close quickly, with more than half anticipating prices to rise again and nearly half predicting interest rates may increase by 2026. At the same time, rising living costs are squeezing savings, and inflation has made it harder for about seven in ten to put money aside. Confidence among buyers remains measured, with fewer than half feeling truly ready. In these moments, the value of expert advice really comes through—most prospective buyers and those renewing their mortgages say it’s essential to navigate big decisions, especially when weighing how higher rates could impact what’s affordable. My role is to help you see the local nuances and make informed choices as the market evolves.

Calgary Laneway Homes: Space for Family Living
Laneway homes in Calgary are becoming a creative solution for families looking to stay connected across generations, while keeping affordability in mind. I’ve seen firsthand how options like these offer the benefits of condo-style living—without the monthly fees—and allow families to remain close to one another. In one recent example, a Calgary family spent nearly a year navigating local bylaws and redesigns to make a two-bedroom laneway home work on a 30-foot lot. By replacing their old two-door garage, they gained a larger, more functional space, and Calgary’s incentive program arrived just in time to potentially save them over $20,000. The finished home, which includes a garage and workshop, cost around $330,000 for 1,440 square feet—about $230 per square foot from permit to move-in. For families aiming for long-term flexibility—whether that’s adult children stepping into ownership or parents planning ahead to age nearby—laneway homes present a practical path forward in Calgary’s evolving market.

Canada's housing market 'finally' moving toward recovery this year: RBC
We're beginning to see some positive momentum in Canada's housing market this year, a shift many of us have been waiting for. According to RBC, home resales are picking up, inventory is stabilizing, and prices are starting to find their footing. While resales might dip by 3.6% in 2024, forecasts suggest a 6.7% increase next year, alongside modest price growth. With interest rates holding steady and some external uncertainties still in play, it’s a landscape that requires both patience and local insight. As someone focused on Alberta’s residential homes and condos, I’m keeping a close eye on these trends to help clients navigate the evolving market with confidence.

Calgary Sales Slowed, Prices Eased Overall
As a Calgary residential specialist with URBAN-REALTY.ca, I’ve been closely tracking the shifts we’ve seen through mid-Q3. Sales activity slowed this period, with about 1,660 homes changing hands—a decrease of roughly 16% year-over-year. The benchmark price across residential property types landed at $570,000, reflecting an overall dip of nearly 1%.

Apartment-style condos led the cooling trend, with their benchmark now at $295,000 after an 8% annual slide, while row homes averaged $415,000—a drop of about 5% from last year. Detached homes saw a much gentler adjustment, settling near $744,000 (down about 1%), and semi-detached properties even posted a modest gain, now at $691,000.

On the supply side, new listings came in at just over 3,140, down close to 10% compared to last year, while total inventory reached 6,510 homes, only a slight decrease overall. There’s been notable variation by price range: stronger supply has bolstered options at the upper end, while rental market conditions are keeping some buyers on the sidelines at entry-level price points.

Having worked with buyers and sellers across all these property types, I know each market segment has its own rhythm. For anyone considering a move or investment in Calgary’s dynamic residential landscape, understanding these nuanced shifts can make all the difference.

Will Canada’s Rates Rise Again in 2027?
There’s been a lot of speculation around where the Bank of Canada’s policy rate is headed, with several major banks now projecting gradual increases in 2027 from the current 2.25%. For those of us navigating Alberta’s real estate market, these forecasts matter. If economic growth continues to strengthen and inflation lingers, policymakers could feel more confident about raising rates—which means higher borrowing costs for buyers and owners. On the flip side, those with savings or fixed-income investments may see improved returns. As someone focused on Calgary and Alberta residential real estate, I’m closely watching these trends so clients can make informed decisions about their next move. It’s all about finding the right balance in a shifting financial landscape.
