If you're moving from Toronto or Mississauga, your Okotoks tax bill is going to look different in more ways than one.
The average Okotoks home is assessed at $730,900 this year, up 10 percent from last year. Run through the town's own tax calculator, that works out to about $4,977 in total property tax for 2026. Toronto's total rate is 0.767 percent and Mississauga is close behind at about 0.77 percent, both landing around $5,600 or more on the same value. Okotoks' confirmed 2026 rate is 0.681 percent, so the ongoing bill here runs lower even before home prices enter the picture.
The bigger gap shows up at closing. Ontario charges a provincial land transfer tax, and Toronto adds a second municipal tax on top. On a $730,900 home, that's roughly $11,090 in Ontario, or about $22,180 if the property is in Toronto. Alberta doesn't have a land transfer tax. You'll pay registration fees instead, about $1,420 on the same purchase.
One more Okotoks-specific detail: about 39 percent of your property tax bill here goes to provincial education and a small local requisition, more than the roughly 20 percent that funds schools on a typical Toronto bill. Alberta also reassesses every home every year, based on market value as of the previous July. Ontario's assessments have been frozen at 2016 values for close to a decade, so a lot of Toronto and Mississauga bills don't reflect what those homes are worth today.
