I don’t know who needs to hear this but…

Waiting to sell your condo right now is actively working against you if you’re trying to move up (ex: moving from a townhouse in the NE to a place in the NW/SW, or upsizing to a bigger home).

Because the market you’re leaving is dropping faster than the one you’re entering.
And renting it out? Not as strong of an option as it was a couple years ago.
