It defines how the condo board and management company work together, including responsibilities, authority, communication expectations, and decision-making boundaries.

Boards often have to make difficult decisions: fee increases, special levies, repairs, rule enforcement, and reserve fund projects are not always easy conversations.

Condo management is about more than enforcing bylaws and policies.

Every community is made up of people, and sometimes residents may be facing challenges that are not immediately visible.

When concerns arise, the goal should be to start with understanding, communication, and practical solutions before escalating to more formal measures.

For condo boards and managers, being proactive means listening, gathering information, respecting confidentiality, and approaching situations with fairness and compassion.

In Alberta, condominium corporations also have a duty to consider accommodation requests related to disabilities, including mental health conditions, up to the point of undue hardship.

Condominium Dispute Resolution Tribunal (CDRT)

The CDRT was created through amendments to provincial legislation aiming to establish a more accessible and efficient process for resolving, mediating, and adjudicating certain disputes between boards and owners in Alberta. This new system offers a lower-cost alternative to the court system for common issues, such as bylaw violations, monetary sanctions, access to documents, and a new process for the AGM, to name a few.

Let's be honest, cleaning up after your pet can be challenging. Especially during the winter months, not to mention the rest of the season. After a long day at work, we come home, and Dexter needs a potty break. The last thing we want is to clean up after them. However, leaving doggie-doo-doo outside your unit without cleaning it up is unacceptable under any circumstances.

The Canadian Public Health Association warns that dog waste is toxic. Many of us have seen dogs like 'Dexter' roll in snow or grass and get covered in f***s, which is unpleasant but common. Yuck!

Being a responsible pet owner means promptly cleaning up after your pets when they defecate outside the unit and taking them for walks outside the complex. It really doesn't get simpler than that. Condos are governed by bylaws, and if you're not willing to follow the corporation's rules, you might want to reconsider whether condo living is suitable for you.

Calgary truly comes alive during the next few months!

With exciting events like the Mother's Day Race, Lilac Festival, and Markets, there's plenty to enjoy over the next few months. While it’s a great time to explore these exciting events, it’s also when security breaches at condos in the downtown core are more likely to occur. Here are a few security tips.

Be mindful of building access: Only let people in if you know them personally.

Secure the parking garage: Watch for tailgating and wait for the door to fully close behind you.

Report suspicious activity: If you notice individuals checking for unlocked cars or lingering around the property, contact the non-emergency police line.

Package deliveries: If your building doesn’t have secure options, consider redirecting packages or having them delivered directly to your unit.

Taking a few precautions can significantly improve safety and help maintain a strong condo community.

Latest Amendments to the Condominium Property Act - Bill 30 and what this means for Condo Owners.

Bill 30, the Service Alberta Statutes Amendment Act 2024, received Royal Assent on December 5, 2024, and introduced significant changes to the Condominium Property Act and Regulations on February 15, 2026.

Why is this important? It aims to improve industry protections for condo buyers of new builds by requiring the builder to complete a technical analysis audit of the real and personal property within 4 years of first occupancy. It introduces a Condo Dispute Resolution Tribunal Committee that will help streamline owner grievances between the board and owners. The way chargebacks are handled has changed, and depending on the way condo bylaws are written, each titled owner may have a vote at an AGM.

These are just a few changes that have come into effect. I will be posting more on the changes, along with an article, in the next couple of months.
