Willow Park Real Estate Market Update: Detached Homes Showing Stronger Momentum
The Willow Park real estate market continues to show meaningful differences between detached homes and townhomes.
Detached properties are attracting steady buyer activity, while townhomes are generally taking longer to sell. However, the numbers also show that pricing, condition, location, and presentation remain important factors in determining how quickly a property sells and what price it achieves.
Willow Park Detached Home Market
There are currently nine detached homes listed for sale in Willow Park.
Asking prices range from just under $680,000 to more than $3 million. This wide range reflects the diversity of properties found throughout the community, including:
Original-condition homes
Fully renovated properties
Larger estate-style homes
Redevelopment opportunities
Homes on premium lots or desirable streets
There are also two detached homes currently pending. These properties have accepted offers but have not yet completed their sales.
Detached Sales Over the Past 30 Days
Five detached homes sold in Willow Park during the previous 30 days.
The average sale price was approximately $857,900, with properties taking an average of 36 days to sell.
The average sale-to-list price ratio was 99.1%, meaning homes sold slightly below their final asking prices, on average.
Detached sale prices ranged from $765,000 to $980,000.
That price spread highlights an important point: there is no single price-per-square-foot calculation or neighbourhood average that accurately determines the value of every Willow Park property.

The townhome market is currently quieter.
There are three active townhome listings and no pending sales.
Willow Park contains several different townhome locations and complexes, each offering different styles, sizes, amenities, and price ranges. As a result, the available properties are not necessarily direct competitors.
Two entry-level townhomes near Southcentre Mall recently sold for approximately $296,000. However, townhomes in some of Willow Park’s other complexes can sell for more than $400,000, depending on the location, size, condition, and property style.
Townhome Sales Activity
Townhomes took an average of approximately 91 days to sell over the previous 30-day period.
This indicates slower activity than the detached market.
However, only two townhome sales were recorded. With such a small sample size, one property that takes considerably longer to sell can significantly affect the average.
In this situation, the median sale price and the details of the individual transactions may provide more useful information than the overall average.
Detached Homes Currently Have Stronger Momentum
Based on the latest activity, Willow Park’s detached-home market currently has considerably stronger momentum than its townhome market.
Detached buyers remain active, but they also have choices. Homes that are accurately priced, properly prepared, and effectively presented are continuing to sell.
For homeowners considering a sale, the most useful analysis is not simply the community average. A reliable valuation should examine recent comparable sales, current competition, property condition, lot characteristics, renovations, and how the home is likely to be positioned against other available listings.
