Happy Monday everyone !
Refinance, home equity line of credit, second mortgage. All three reach the same equity, and that is roughly where the similarity ends.
A refinance replaces your existing mortgage with a larger one. It is usually the lowest cost of the three, but it means requalifying, and if you are partway through a term there may be a penalty to weigh.
A line of credit sits alongside your mortgage. It revolves, and you pay interest only on what you actually draw, which suits a need that arrives in stages rather than all at once. A renovation, for example.
A second mortgage registers behind your first. It is the fastest and most flexible of the three and also the most expensive, which makes it a tool for short timelines rather than long ones.
Which one fits depends on how much you need, when you need it, and where you sit in your current term. Message us and we will compare all three against your actual numbers.
