Your down payment is the total amount of money you’re putting toward the purchase of the home. It’s typically a percentage of the purchase price and is paid on closing.

A deposit, on the other hand, is the amount you provide upfront when submitting an offer. It shows the seller you’re serious and committed.

Here’s the key thing most people don’t realize: the deposit is not extra money. It actually forms part of your down payment. So when the deal closes, that deposit is credited toward what you already planned to put down.
