📊 CALGARY REAL ESTATE MARKET UPDATE for JULY 2026

If you've been watching the market this summer, July's numbers tell an interesting story: things are stabilizing overall, but the experience is very different depending on what type of home you're buying or selling.

Here's the quick version:

✅ DETACHED: Still the most resilient segment. Just 2.9 months of supply, and the West district actually posted a year-over-year price GAIN of 2.3%. Benchmark: $743,900.

✅ SEMI-DETACHED: The quiet winner of the month. Sales were up year-over-year (the only property type to do so). Benchmark: $691,000, essentially flat from last year.

⚠️ ROW / TOWNHOUSE: More supply pressure with 3.9 months on the market. Prices down 6.1% year-over-year. Benchmark: $418,500.

🔻 APARTMENT CONDO: The clearest buyer's market in the city. Benchmark has dropped below $300K for the first time in a while ($297,600), with 4.9 months of supply. If you've been eyeing a condo, conditions haven't been this favourable in years.

Regionally: Cochrane continues to outperform with tight supply and rising prices. Chestermere is the most buyer-friendly suburban option right now. Canmore holds firm above $1M.
